Selling Your Multimillion-Dollar Home? Top 7 Features Buyers Want

Selling your multimillion-dollar home isn’t easy. It’s no secret that the larger and more expensive a house is, the longer it tends to stay on the market—and the more difficult it is to close the sale.

But thankfully, there are ways you can advertise your luxury home that will make it more appealing to buyers. In their inaugural 2021 Luxury Outlook report, Sotheby’s International Realty revealed the features buyers want most in multimillion-dollar houses.

By highlighting some of these features to prospective buyers, you can close the sale that much more quickly!

1. Rooms for Health and Well-Being

This year, homebuyers are all about wellness. This includes rooms that focus on physical exercise and health, such as home gyms, tennis courts, saunas, and more.

But it also includes spaces that encourage spiritual and emotional well-being, like beautiful outdoor gardens or rooms dedicated to meditation and massages.

Thinking of turning a spare room into a home gym? Here’s our list of home-gym trends that aren’t going away anytime soon.

2. Green Features

Sustainability is becoming an even higher priority for buyers of luxury homes.

This trend is moving beyond common features like solar panels and energy-efficient lighting as buyers seek properties that can integrate with their green lifestyles.

That’s why luxury developers are pursuing environmental certifications and opting to use locally sourced materials for home construction, according to the Luxury Outlook report.

While selling your home, be sure to promote any features that support green energy, water efficiency, and clean air. Think solar panels, geothermal systems, electrical charging stations for cars, water recycling systems and the like.

3. Defined Rooms

Say goodbye to wide open spaces that connect the kitchen and dining room. Spacious floor plans used to be all the rage, but now buyers want defined rooms for their kitchens, dining rooms, and home offices.

The more you can showcase separate rooms that have specific purposes, the better.

4. Recreation

Speaking of defined rooms with specific purposes, setting aside a few rooms purely for recreation isn’t a bad idea.

With people spending more time at home during the pandemic, buyers are increasingly searching for decorated home offices, yoga studios, game rooms, indoor bars, and home theaters.

Outside recreational features like pools, tennis or basketball courts, and outdoor kitchens are also in higher demand, so advertise these features prominently when selling your multimillion-dollar home.

5. Privacy and Security

People looking to buy luxury homes typically want more privacy and security, too.

Buyers are looking for gated entryways, privacy fences, and high-tech security systems. Adding these to your property is a great way to increase the value in luxury buyers’ eyes.

6. More Square Footage

Just last year, buyers were looking for smaller properties when buying luxury homes. But since the pandemic forced people to spend most of their time at home, that trend has reversed.

Today’s buyers want more square footage and, with it, more land. Parents expect spacious yards where they can let their kids play freely.

Some new homeowners are even looking to add to their homes with expansions or high-design sheds. Keep in mind, though, that most buyers aren’t looking to take on a new construction project, so if your property already has 5,000 square feet of living space or more, emphasize that when marketing your home!

7. Natural Beauty

Homebuyers aren’t just looking for more outdoor space—they want it to be beautiful, too. They want to look out the window and see a gorgeous landscape.

Houses that are near natural beauty like mountains, beaches, and nature parks can command much higher prices than their counterparts with poorer views.
